Pipe boots that have split
The rubber collar around each vent pipe is usually the first component on the roof to die. Sun works on it, it hardens, and somewhere around year twelve to fifteen it cracks in a ring around the pipe. Water then runs down the outside of the pipe, into the attic, and shows up on a bedroom ceiling twenty feet away. Almost nobody spots this from the ground.
An attic that cannot breathe
Air is supposed to come in low at the soffit and leave high at the ridge. What we find in a lot of Stafford attics is insulation shoved tight against the soffit, choking the intake, with a ridge vent up top pulling against nothing. The result is an oven in summer and condensation in winter, and the roof pays for both.
Old flashing sealed up and left alone
Around a chimney the metal has to be cut into the mortar joint, not smeared over with sealant. We pull plenty of chimney flashing in Stafford that was caulked at some point and has been quietly leaking behind the brick ever since. The stain shows up on a wall, not a ceiling, so it gets blamed on the chimney.
Decking nobody looked at

Storm damage is not what most people picture
