What does siding replacement cost in Springfield?
| Siding type | Typical whole-house range |
|---|---|
| Quality vinyl | $10,000 – $22,000 |
| Insulated vinyl | Upper end of vinyl range and above |
| James Hardie fiber cement | $18,000 – $45,000 |
A one-story rambler and a two-story colonial on the same Springfield street can land far apart in those ranges, because the wall area is so different. Split-levels fall in between, with more corners and trim than their size suggests. Insulation choice, trim and soffit work, and the condition of the sheathing move the number from there.
The sheathing is the part nobody can price from the driveway. On the Springfield job below, the wall behind the old siding needed new sheathing and blocking, and that went on a signed change order. The estimate gives you a firm written price for everything we can see, and anything we find behind the old siding gets written up the same way.
Springfield houses, and what re-siding them involves
Springfield is mostly 1950s through 1980s ramblers, split-levels and colonials spread over four ZIP codes. Whole neighborhoods went up in a few years, so siding on a street wears out together. Mature trees shade these lots and keep walls damp longer.
We still take old aluminum siding off Springfield houses, as on the job further down this page. Under it we often find sheathing and framing details that were fine in their day and are not now. We strip to the wall, fix what is soft or missing, wrap the house, and then hang the new siding.
Lap or board and batten on a Springfield rambler?
Both work, and Springfield has good examples of each. Horizontal lap siding keeps the classic look of a rambler or split-level. Board and batten gives a rambler’s long front wall a more current look without changing its shape. We used it on the two-story Springfield home in the photos below. James Hardie offers both, with a 30-year non-prorated, transferable warranty and a 15-year ColorPlus finish warranty on factory-painted boards.
Quality vinyl costs less and never needs paint, and Alside premium vinyl carries a Double Lifetime Warranty. We also install insulated vinyl as a Progressive Foam Preferred Partner. Our siding page compares every option, and we will tell you which one suits your house.
Do you need a permit to replace siding in Springfield?
Springfield is part of unincorporated Fairfax County, and Virginia’s building code exempts siding replacement on single-family homes and townhouses from a permit, unless the house is in a historic district or a flood hazard area. For most Springfield homes, nobody pulls a building permit to replace siding.
- HOAs: many Springfield communities have an architectural review committee that wants the exact product and color before it approves a change. We supply the product data sheets and manufacturer color names. We work closely with the committees, we have a great relationship with plenty of HOAs in the area, and it has never been a problem for us.
- Structural changes: if the job grows to include new or larger openings, that part needs a building permit.
Not sure if your street has an HOA committee? Ask us at the estimate.

A siding project in Springfield
This 22153 job covered the front of the house. The crew took off the old aluminum siding, wrapped the wall in HardieWrap with taped seams, added a layer of Neopor fanfold insulation, and installed James Hardie beaded lap siding, primed for finish paint. The front soffit is now vented James Hardie soffit in Arctic White. The front fascia was capped in white aluminum coil. The two upper front windows got new cellular PVC brickmold.
The shutters, house numbers and front gutters came down for the work and went back up after. Once the old siding was off, the wall needed new sheathing, blocking and more insulation, and that extra work went on a signed change order.

Both work. Quality vinyl runs $10,000 to $22,000 for a whole house and never needs paint. James Hardie runs $18,000 to $45,000 and carries a 30-year non-prorated, transferable warranty. We install both and will tell you which suits your house.
Can you re-side just the front of my Springfield house?
Yes. The Springfield job on this page covered the front of the house only: new Hardie lap siding, soffit, fascia capping and window trim. At the estimate we talk through how the new front will sit next to the sides you are keeping.
