A Woodbridge job: new gutters across the back of the house

This job in 22191 was not a whole-house replacement. The work order covered the back of the house only: new upper and lower gutters, with 1×6 cellular PVC fascia boards installed behind them. The lower gutter on the back left was not part of the job, and the existing downspouts stayed in service.

The new runs are 5-inch seamless K-style gutters in white on hidden hangers, topped with Englert MicroGuard. The house already had gutter guards, and those old guards were removed and hauled away rather than reinstalled.

Can you replace gutters on just one side of the house?

Yes. If the front gutters are sound and the back ones are sagging or leaking, we replace the back and leave the rest. The Woodbridge job above did exactly that: two levels across the back, one run left in place, old downspouts reused. At the estimate we walk the whole roofline with you and write down exactly which runs are included, so there is no question later about what was covered.

Should the fascia be replaced before new gutters go up?

If the board behind the gutter is soft, yes, because the new gutter is only as solid as what it is fastened to. Our gutter contract has a fascia line: we check the boards, and any damaged board is replaced and priced on the contract before work starts. On this Woodbridge house the plan called for cellular PVC fascia boards on the back, a material that does not rot the way wood fascia can. Ask about PVC if your current boards have been patched before.

Does Englert MicroGuard go under the shingles?

No. MicroGuard is a .032 aluminum micro-filtration guard built for heavy leaf and tree cover, and it does not penetrate the roof shingles. The other guard we install is E-Z Lock, a powder-coated galvanized steel screen that locks into the gutter for light to moderate leaves, and it can still need an occasional cleaning. Will a Woodbridge HOA care about new gutters?

It depends on the community. Plenty of Woodbridge neighborhoods have architectural review, so check whether yours wants to see gutter changes. We supply the product data sheets and manufacturer color names. We work closely with the committees, we have a great relationship with plenty of HOAs, and it has never been a problem for us.
